Legal and Ownership
To secure your selection, you will execute a non-binding reservation form, engage an attorney in Turks and Caicos and deposit 10% of the land price, up to $100,000 USD, in your attorney’s trust account. $10,000 USD of the total deposit amount is nonrefundable. The reservation will provide for a 30-day period to finalize and execute a contract.
The contract will state a closing date at which time you will close on the lot (30% of the price of the residence) and simultaneously execute a construction contract for the residence. You will have a deed recorded in the Public Registry with your title guaranteed by the Crown.
The process to purchase an Estate lot is the same as buying a residence except that you will sign the construction contract when your home is designed and ready to build.
The construction contract is similar to building a custom home in the U.S. or Canada except the Developer guarantees the cost. The purchaser will pay scheduled pre-determined progress payments. BCQS, a premier international construction consulting firm with an office based in TCI, will certify the progress to the draw, much like a lender’s Administration of the construction of your home will be documented on a software called “Co-Construct.” As the purchaser/owner you will have a portal into the software with a weekly log, photos, change orders, and direct communication between you and the developer/builder.
Yes; Turks and Caicos uses the International Building Code (IBC) and the Miami-Dade Building Code, making it one of the most robust building codes in the Caribbean. It’s the same code used in Miami-Dade except that the structural construction components in TCI are virtually all concrete, with little or no wood framing. All windows and sliding doors have hurricane-rated glass.
The construction schedule for a Luxury or Grand Residence is about 14 months.
Yes; with the Luxury and Grand Residences, you may customize the interior of your home as you wish, or you can build it with the finishes specified and represented in the renderings and plans. If you want to change the footprint of the residence, buying an Estate lot may better serve you, as the footprints of the Luxury and Grand Residences are approved with all setbacks and would be difficult to change.
The Villas are meant to be built as designed. However, minor changes to architectural finishes may be considered.
You will be credited the cost of the materials/specifications as designed against the cost of the newly specified material and any change in labor required. Pre-construction change orders will be priced at cost plus 10%, post-construction change orders will be cost plus 20%.
Yes; each Residence and Villa type has a furniture package that may be purchased at your option. The Luxury and Grand Residence packages may be customized as you wish. The Villa furniture package is designed to be of a consistent quality and durability for maximizing rental income. We offer the furniture packages as a convenience to the Luxury and Grand Residence purchasers, as furnishing a home in TCI, or any offshore island, is a significant task. The packages will be with furnishings represented in the renderings or very similar and are specified in detail. Rental packages, if you choose to rent, will include linens and kitchen/housewares. If renting, it is important to have a very high-quality standard and consistency of furniture, fixtures, and equipment (FF&E). Artwork in the renderings is representative. The interior designer can assist with artwork to a specified budget for your convenience.
Owners’ Club and Membership
All the amenities and common areas at The Strand are part of the Club. Think of it as a combination of an HOA and a private club. Club dues will be like HOA or strata dues at a typical resort development. The biggest differences are:
- The Club is operated strictly for the benefit of the homeowners and guests, unlike a hotel-branded resort, whereby the resort is primarily focused on hotel guests rather than owners.
- At The Strand, rental guests pay a five percent Club Fee that subsidizes the Club operations budget. In branded resorts, the resort charge goes to the hotel ownership and/or management. This Club Fee should result in lower net sales dues/fees than would be the case in comparable resorts in TCI.
- Club amenities and services emphasize fun and enjoyment for your family and guests while discarding any pretentious or unnecessary operations often prevalent in branded resorts. As a private club, service will be more personal and curated compared to a hotel.
- Club membership is included in the purchase of your home. A reserve fee equal to three months of Club dues will be collected at closing to benefit a reserve fund for the Club. When you sell your residence to a third party, the buyer must pay a membership fee of $50,000 to join the Club. That money goes to the Club to maintain a proper reserve for repairs and replacement of Club assets.
Yes. Membership is compulsory because the amenities, common areas, security, infrastructure, and services are for the benefit of all homeowners.
The Club will be managed by The Strand Management LTD, a management company formed by the Developer and exclusively dedicated to managing The Strand. The Developer has extensive experience managing private clubs, five-star resorts, and master planned communities.
The Strand Management LTD can provide property management services tailored to your needs, whether you rent your residence or not. If you choose to rent your residence, The Strand Management LTD will be required to manage your property.
If you choose to rent your residence, you may only rent through The Strand Management LTD. This is necessary to maintain consistent high standards, which directly translate to maximizing property values and rental income. The Strand Management LTD will charge a 20% fee (commission) on all rentals. All other costs of rental such as housekeeping, room amenities, linen laundry, credit card fees, travel agent fees (if any), and a five percent fee for marketing and reservations will be directly billed to the owner at cost. Accounting will be a cost of The Strand Management. The Strand Management is dedicated to full transparency and fair dealing with all homeowners.
The restaurant and bar will be independently owned and operated, with benefits to Club Members and guests such as:
- Preferred seating and reservations
- Discount on food and drink
- Monthly charging privileges
The Developer and Club Manager will have approval rights on the menu and pricing at the restaurant. The restaurant and bar are designed to be the premier seaside dining experience on Providenciales with a casual yet sophisticated vibe featuring fresh seafood, organic greens, quality wines, and beverages. The menu will also include casual fare suitable for everyday family dining such as: wood-fired pizza, charcoal-grilled burgers, organic salads topped with fresh grilled fish or shrimp, lobster rolls, and seafood tacos, just to name a few.
Yes, although Owners/Club Members will have priority seating and reservations as well as discounted pricing. Members will be treated as you would expect at a private club. By being independently operated and open to the public, the food and beverage won’t be a financial burden on the Club Members, and we avoid having food and beverage minimums like many clubs.
The marina will be independent of the Club. However, the Club will have slips for one or two Club boats.
There will be 24 slips: 19 slips that fit up to 40’ boat, and 5 slips that fit up to 50’ boat. The Strand residence owners have first call on boat slips.
Most of the slips will be sized to accommodate boats up to 40 feet. Some slips may accommodate larger vessels, and the slips behind the Estate lots will accommodate boats up to 50+ feet.
Both options will be available. However, we anticipate that most slips will be for purchase, with some available for short- and long-term lease.
No; fuel is conveniently available across the canal at Southside Marina. Owners with larger vessels may have fuel delivered directly to their boat.
Yes. We will have a 30+ foot boat which is versatile for family excursions or fishing and a captain available to take you out. We will also have a pontoon boat to conveniently transport Club Members and guests of The Strand to and from nearby restaurants on the other side of the canal or marina; it can also be used as a fun sunset party boat for Club Members.
Kayaks, paddleboards, catamarans, and kiteboarding. Activities/sports directors will organize fun competitions, instruction, and kids water sports activities.
- The Club will have a tennis court and two pickleball courts. Sports directors will arrange Club tournaments and daily meet-ups.

The Club will have 24/7 security personnel and extensive video surveillance throughout the common areas, access points, and perimeter. Because The Strand controls the only access road and entrance to the development, and we are at the end of Cooper Jack Road, we have an ideal situation to manage access and security of the property.
Taxes and Fees
The Turks and Caicos Islands has no property tax, no income tax, no capital gains tax, and no inheritance tax. Instead, TCI has import duties, hotel and tourism taxes on rentals and restaurants, and a one-time stamp duty payable on all real estate purchases. You should consult with a professional tax advisor from your home country for any tax advice.
Stamp duty is a one-time fee of 10% of the purchase price of a property. For our first pre-construction buyers stamp duty is only payable on the land and not the total value of the Residence or villa. Once it is paid, there are no further taxes associated with ownership. When selling a property, the purchaser will be responsible for the payment of the stamp duty.
When buying a property at The Strand, your closing cost will be the purchase price plus 10% stamp duty, plus 0.5-1% in attorney fees.
Construction financing can be difficult to obtain. Mortgages on the completed properties are generally available.
Residency
Citizens of the U.S., Canada, U.K., and many countries in the Caribbean are permitted to remain in Turks and Caicos on holiday without a visa for up to 90 days, but the visa must be renewed every 30 days.
According to Section 13(2)(k) of the Immigration Regulations 2016, individuals investing in a home in Turks and Caicos may be eligible to apply for a Permanent Residence Certificate (PRC). The minimum required investment level is US $1,000,000. The certificate allows the applicant (and his or her spouse) to become a permanent resident of the Turks and Caicos Islands.
Turks and Caicos & The Strand Property
The Turks and Caicos Islands is an archipelago made up of over 40 individual islands and cays located to the east of the Bahamas about 600 miles from Florida. TCI is known for their amazing weather conditions and incredible beaches and water.
The Strand is located on more than 2,300 feet of ocean frontage in the secluded Cooper Jack Bay on the island of Providenciales, the predominant island of Turks and Caicos. This exceptional location lends itself to intimate privacy and incredible views while still being minutes away from restaurants, shopping, and health services.
The Strand has relationships with both FBOs located on the Island of Providenciales. You can go from your jet of any size to your new residence in under thirty minutes including clearing customs.
Two dogs or cats are allowed per household. Additional pets are allowed at the discretion of Club Management. Pets must be kept on a leash or in a carrier in all common areas of The Club.
Please refer to https://www.aphis.usda.gov/aphis/pet-travel/by-country/pettravel-turks-caico for TCI rules for bringing pets to the country. When bringing a dog to TCI for the first time, please prepare to start the process at least two months in advance. The rules are quite strict and require the dog to have a titer test, which requires substantial lead time. The Strand can recommend people to assist with the process of importing your pet.

The Strand marina will hand pick top operators and offer them attractive deals for slip space in order to have the finest deep-sea fishing, flats fishing, and diving operators right at our doorstep.
Cooper Jack Bay is ideal for swimming and water sports as the Bay is protected and never exceeds six feet in depth except in the boat channel. The water is crystal clear with a white sand bottom. Since The Strand dominates Cooper Jack Bay, we will have this natural playground virtually all to ourselves.
There is a gorgeous “hidden beach” at the base of the iron shore that is accessible at lower tides. At high tide it’s covered by a foot or two of water. However, we are building a large beach at the main pool by building a breakwater and bringing in sand. This beach will be 80 feet deep at its largest spot and approximately 400 to 500 feet long. We are also enhancing the “hidden beach” in front of the Luxury and Grand Residences by creating small beach grottos, a unique situation that doesn’t exist at any other development in Turks and Caicos.
You may have a jet ski with your slip in the marina, but we strongly discourage jet skis and motorboats in Cooper Jack Bay except in the channel.
Yes; Providenciales has one of the top courses in the Caribbean, Provo Golf Club, near Grace Bay. The course is challenging and in excellent condition and rarely busy. Open to the public for daily fee, the Club also has very reasonable monthly and annual membership options.

Providenciales has a new hospital and a private health practice within five minutes of The Strand. Local medical facilities are able to handle most situations that arise. Medical emergencies that cannot be handled are stabilized and flown by air ambulance to Miami or Nassau.
Providenciales has several pharmacies if you should need any medication while on your trip. You are advised to bring extra medication with you on your trip, as local pharmacies may not always have your required medication in stock.

Located in central Providenciales, the National Hospital on Providenciales is a 20-bed facility that is managed by Canadian firm InterHealth Canada and accredited by Accreditation Canada International.
