Based in Fort Lauderdale, Modus Operandi is an architectural design studio specializing in hotels and luxury residences, noted for offering personalized service and attention to detail that can only be found in a boutique design studio. They take special care to focus on their clients, with individualized attention during all phases of the project.

A Turks & Caicos Islander of Swiss origin, Nina was born in Nassau, Bahamas. For more than 35 years, she has called Turks & Caicos home, giving her an unrivaled knowledge of the archipelago’s neighborhoods, communities, and market landscape.

Nina is thrilled to service buyers and sellers at all price points in her 20th year in the real estate industry, specializing in ultra-high-end property marketing, luxury villas, resort developments and condos.

Richard Sankar is originally from Trinidad. He immigrated to Toronto in 1982 to attend Ryerson University where he obtained a Bachelor of Business Management and worked in various roles in the IT industry. In 1993 he obtained an Ontario Real Estate Sales license and worked primarily with residential real estate clients in Toronto and Picton, Ontario. In 1997 he moved to Providenciales, Turks and Caicos Islands and was the top producing agent at Prestigious Properties for more than a decade. In 2007 he co-founded Tropical Paradise Realty, a boutique agency that offered more client oriented services. In order to bring more analytical expertise and market knowledge to his clients, Richard completed a MS in Real Estate Development. In the fall of 2012 he merged Tropical Paradise Realty with Turks and Caicos Sotheby’s International Realty. Richard was a founding member of the Turks and Caicos Real Estate Association and is Treasurer of the board. He has a strong community spirit and enjoys helping others succeed. This passion will have an opportunity to flourish at TCSIR through its charitable foundation. It is his mandate to improve the quality of education and lives of children in local public schools.

With over 25 years of customer service, sales and marketing experience from telecom to financial services and property management, Patrick has successfully applied his knowledge and experience under the golden rule: Listen to Your Clients. This is especially important in Real Estate; a client’s needs and desires drive the search for the perfect property to purchase or the right marketing plan to sell a property. Having traded the Canadian mountain lifestyle for the beaches of Turks and Caicos in 2003, Pat has lived here long enough to know the way the islands work, what the trends are and who to talk to. Pat has bought and sold property, done the renovations, managed his own vacation properties and can help you do the same along with the “do’s and the don’ts” that only come with experience. Becoming a realtor in 2016 was the next logical step especially with his desire to build long term relationships with his clients and a firm belief in the equation: Integrity + Commitment = Results.

Courtney is a skilled sales agent and consultant and has spent more than 30 years in TCI and over seven years in the Real Estate industry. Courtney is an innovative and multi-faceted woman, and prides herself in delivering opportunities to individuals and communities.

She began her real estate career as Executive Assistant to TCI Sotheby’s International Realty Vice President, Nina Siegenthaler. She focused on high-end condominium resorts and private villas ranging between $1.5M - $4M. Courtney moved on to become Head of Sales and Marketing for renowned Amanyara resort (private villas of $7M+) where she further developed her marketing skills and knowledge of the ultra-high-end market. She rejoined TCSIR as New Development Coordinator, where she managed over $100M of new development business.

Courtney has a great love for environment, both built and natural. She takes pride in her career and her beautiful family, husband Oliver, daughter Georgie, and her two step-children Annabel and Charlie.
