Ultra-Private Turks and Caicos Residence to Feature Intimate Beach Access and Spectacular Ocean Views
This ready-to-be-built homesite, dubbed R-4 and on the protected shoreline of Cooper Jack Bay in the Turks and Caicos Islands, is one of 46 new private properties in The Strand private resort community.
The luxury development has an estimated opening date of 2023. Each of the 40 villas and residences and six custom homesites sit above the water’s edge. R-4, as a grand residence, comprises a main house with five oceanfront, en-suite bedrooms, including a massive second-floor primary bedroom.
The layout also has a great room that opens to a formal outdoor terrace, which features a handcrafted infinity pool with uninterrupted ocean views. It also has 114 feet of private water frontage.
Miami-based firm RAD Architecture designed the residences and Modus Operandi is the interior designer.
“They have created some of the most prestigious properties in the region and globally and some of the custom private homes on the island as well as some of the resorts,” said Nina Siegenthaler of Sotheby’s International Realty. “Options are already built into the designs, so prospective owners will be able to take advantage of that flexibility to make certain tweaks to tailor it to their needs within the existing footprint of the home.”
R-4 also has options for a one-bedroom guest cottage or a family or flex room alongside the plunge pool and in the courtyard, which also features an outdoor kitchen.
“The quality of materials being specified and the design itself are at a really high level,” Ms. Siegenthaler said. “They’ve really gone above and beyond in making sure these designs will have real longevity. For example, they have these gorgeous mahogany framed hurricane-rated windows and sliding doors.”
The Strand’s community site has over 2,300 feet of beach frontage but “each home will have a lot of privacy and its own private beach/grotto area,” Ms. Siegenthaler said. “I love that they have their own destination. The bay that The Strand sits on is almost entirely theirs, so it will feel remote though it is quite proximate to the rest of the island.”
Stats
The 10,197-square-foot home has a total of six bedrooms (including one in the guest cottage), six full bathrooms and one partial bathroom as well as 3,984 square feet of exterior space.
Amenities
The homes are pre-wired for solar packages and include high-end appliances, smart-home technology and heated pools. “They’re really focusing on the trend toward efficiency and solar,” Ms. Siegenthaler said.
The development site includes seating and fire pit areas on the beach, and ownership includes membership at The Strand Owners’ Club, which has a waterfront restaurant, fitness facility, a yoga deck, and pickleball and water sports areas. But Ms. Siegenthaler said, “The marina really differentiates The Strand from others in that owners can have direct slip access and they will be able purchase or lease them in 40- to 60-foot lengths.”
Neighborhood Notes
The Strand is less than 50 minutes from the Providenciales International Airport (PLS), which has many flights from big hubs like New York, Atlanta, Charlotte, Miami, Houston, Dallas, Boston, Philadelphia and Chicago. “We also have two private air terminals, which cater beautifully to that segment of the market,” she said. “We have one of the most active private air terminals in the Caribbean.”
