Providenciales has a new hospital and a private health practice within five minutes of The Strand. Local medical facilities are able to handle most situations that arise. Medical emergencies that cannot be handled are stabilized and flown by air ambulance to Miami or Nassau.
Providenciales has several pharmacies if you should need any medication while on your trip. You are advised to bring extra medication with you on your trip, as local pharmacies may not always have your required medication in stock.
We built a large beach at the main pool by building a breakwater and bringing in sand. This beach is 80 feet deep at its largest spot and approximately 400 to 500 feet long. We also enhanced the beach in front of the Luxury and Grand Residences by creating small beach grottos, a unique situation that doesn’t exist at any other development in Turks and Caicos.
The Turks and Caicos Islands has no property tax, no income tax, no capital gains tax, and no inheritance tax. Instead, TCI has import duties, hotel and tourism taxes on rentals and restaurants, and a one-time stamp duty payable on all real estate purchases. You should consult with a professional tax advisor from your home country for any tax advice.
Stamp duty is a one-time fee of 10% of the purchase price of a property. For our first pre-construction buyers stamp duty is only payable on the land and not the total value of the Residence or villa. Once it is paid, there are no further taxes associated with ownership. When selling a property, the purchaser will be responsible for the payment of the stamp duty.
When buying a property at The Strand, your closing cost will be the purchase price plus 10% stamp duty, plus 0.5-1% in attorney fees.
Construction financing can be difficult to obtain. Mortgages on the completed properties are generally available.
Citizens of the U.S., Canada, U.K., and many countries in the Caribbean are permitted to remain in Turks and Caicos on holiday without a visa for up to 90 days, but the visa must be renewed every 30 days.

Two dogs or cats are allowed per household. Additional pets are allowed at the discretion of Club Management. Pets must be kept on a leash or in a carrier in all common areas of The Club.

When bringing a dog to TCI for the first time, please prepare to start the process at least two months in advance. The rules are quite strict and require the dog to have a titer test, which requires substantial lead time. The Strand can recommend people to assist with the process of importing your pet.

Cooper Jack Bay is ideal for swimming and water sports as the Bay is protected and never exceeds six feet in depth except in the boat channel. The water is crystal clear with a white sand bottom. Since The Strand dominates Cooper Jack Bay, we will have this natural playground virtually all to ourselves.
Yes; Providenciales has one of the top courses in the Caribbean, Provo Golf Club, near Grace Bay. The course is challenging and in excellent condition and rarely busy. Open to the public for daily fee, the Club also has very reasonable monthly and annual membership options.

You may have a jet ski with your slip in the marina, but we strongly discourage jet skis and motorboats in Cooper Jack Bay except in the channel.
The Club has 24/7 security personnel and extensive video surveillance throughout the common areas, access points, and perimeter. Because The Strand controls the only access road and entrance to the development, and we are at the end of Cooper Jack Road, we have an ideal situation to manage access and security of the property.
All the amenities and common areas at The Strand are part of the Club. Think of it as a combination of an HOA and a private club. Club dues are like HOA or strata dues at a typical resort development. The biggest differences are:

The Club is managed by The Strand Management LTD, a management company exclusively dedicated to managing The Strand. The Principals have extensive experience managing private clubs, five-star resorts, and master planned communities.
The Strand Management LTD can provide property management services tailored to your needs, whether you rent your residence or not. If you choose to rent your residence, The Strand Management LTD will be required to manage your property.
If you choose to rent your residence, you may only rent through The Strand Management LTD. This is necessary to maintain consistent high standards, which directly translate to maximizing property values and rental income. The Strand Management LTD will charge a 20% fee (commission) on all rentals. All other costs of rental such as housekeeping, room amenities, linen laundry, credit card fees, travel agent fees (if any), and a five percent fee for marketing and reservations are directly billed to the owner at cost. Accounting of the rental program, reservations, marketing and part of The Strand management are all costs of The Strand Management. The Strand Management is dedicated to full transparency and fair dealing with all homeowners.

Yes, although Owners/Club Members will have priority seating and reservations as well as discounted pricing. Members are treated as you would expect at a private club. By being independently operated and open to the public, the food and beverage won’t be a financial burden on the Club Members, and we avoid having food and beverage minimums like many clubs.
The marina is independent of the Club. However, the Club has slips for one or two Club boats.
There are 24 slips: 19 slips that fit up to 40’ boat, and 5 slips that fit up to 50’ boat. The Strand residence owners have first call on boat slips.
Most of the slips will be sized to accommodate boats up to 40 feet. Some slips accommodate larger vessels, and the slips behind the Estate lots accommodate boats up to 50+ feet.
Both options will be available. However, most slips are for purchase, with some available for short- and long-term lease.

Yes, the club owns a 32ft Boston whaler which is versatile for family excursions or fishing and a captain available to take you out. We will also have a pontoon boat to conveniently transport Club Members and guests of The Strand to and from nearby restaurants on the other side of the canal or marina; it can also be used as a fun sunset party boat for Club Members.

Yes; the Villa and Signature Residence furniture package is designed to be of a consistent quality and durability for maximizing rental income.
Yes; Turks and Caicos uses the International Building Code (IBC) and the Miami-Dade Building Code, making it one of the most robust building codes in the Caribbean. It’s the same code used in Miami-Dade except that the structural construction components in TCI are virtually all concrete, with little or no wood framing. All windows and sliding doors have hurricane-rated glass.
To secure your selection, you will execute a non-binding reservation form, engage an attorney in Turks and Caicos and deposit 10% of the land price, up to $100,000 USD, in your attorney’s trust account. $10,000 USD of the total deposit amount is nonrefundable. The reservation will provide for a 30-day period to finalize and execute a contract.
The contract will state a closing date at which time you will close on the lot (30% of the price of the residence) and simultaneously execute a construction contract for the residence. You will have a deed recorded in the Public Registry with your title guaranteed by the Crown.
